What You Can (and Can’t) Build on Your Montreal Lot

What we do not love is watching a client fall head over heels for a project that Montreal zoning bylaws will politely but firmly shut down.


So before you start sketching a glass cube, let’s talk about what you can and absolutely can’t build on your Montreal lot.


First Things First: Montreal Has Opinions


If Montreal were a person, it would be charming, historic, and very opinionated about what belongs where. Every borough has its own zoning rules, height limits, setbacks, lot coverage ratios, and architectural guidelines. In other words, your lot comes with boundaries. Literally.



What You Can Usually Build


Renovations: Yes Please


Interior renovations are usually smooth sailing. Kitchens, bathrooms, and basements are practically Montreal’s love language. As long as structural elements and permits are handled properly, you are in good shape.


Extensions and Additions: Within Reason

Want to extend the back of your house or add a second storey? Often possible, but only if you respect maximum building height, distance from lot lines, and land coverage limits. Bigger can work. Too big will not.



Secondary Units and Intergenerational Suites


Many boroughs now allow basement apartments or secondary units, which is great news for multigenerational living or rental income. Ceiling height, fire separation, entrances, and parking rules apply because safety matters.



Sheds, Garages, and Backyard Extras


Yes, you can usually build a shed or garage. No, you cannot ignore size and placement rules. Even your lawnmower deserves a code compliant home.



What You Can’t Build


Whatever You Want, Wherever You Want


Zoning decides how many units a building can have. You cannot turn a single family home into a triplex just because it makes financial sense.


A Building That Dominates the Block


Height limits exist for a reason. If your project blocks sunlight, views, or neighborhood harmony, expect resistance from the city and possibly your neighbors.


Anything Without a Permit


Skipping permits may seem tempting. It is also a fast track to fines, delays, or being forced to undo completed work. Demolishing something you just paid for is character building. We recommend avoiding it.


The Borough Factor: Very Important


What is allowed in Villeray might not be allowed in NDG. Rosemont does things differently than Outremont. Montreal zoning is hyper local, and that is where most surprises come from.
