Si vous voulez sauver du temps et des maux de tête, commencez par vous faire faire une pré-approbation bancaire. Vous connaîtrez donc votre budget avant même de commencer à magasinez pour une maison ou un plan. Nous aimerions tous avoir 5 chambres et 3 grandes salles de bains, et le tout, aux abords d'un magnifique lac. Mais si votre budget ne le permet pas, une maison avec 4 chambres et deux salles de bains vous semblera comme un gros compromis. Voila pourquoi

La prochaine étape consiste en l'offre d'achat. Pour une maison neuve il y a quelques documents à remplir, soit le Contrat de Garantie, L'Offre d'Achat, la Liste d'Inclusion, le Plan et le reçu de Dépôt. À votre rendez-vous, nous prenons le temps de remplir le tout et d'apposer nos signatures et initiales sur tout les documents. Nous envoyons ensuite les documents au représentant hypothécaire rencontré lors de la pré-approbation bancaire, pour avoir la preuve de financement final. Une fois reçu, nous commençons la construction de votre demeure!
Et voila, il ne reste plus qu'à prendre possession de votre maison. Une fois complétée, nous vous accompagnons à faire le tour pour s'assurer que le tout est complété. D'habitude, cette étape se déroule de une à deux semaines avant que nous vous remettions vos clés, nous laissant le temps nécessaire aux touches finale. Et puis, à la date de réception, nous finalisons le tout chez le notaire pour vous remettre officiellement votre maison!

Notaries, mortgages and taxes… oh my! Yes, buying a house does have a few more steps than a typical purchase, but it doesn’t have to be complicated. Let’s go over the steps together.
If you want to save yourself time and frustration, start by getting a pre-approval for a mortgage. The reason for this is, you will know exactly what your budget is. Before you start visiting homes or looking at plans, you will know what you should be looking at. Sure we all love the 5 bedroom, 3 bathroom home on the water, but if you budget doesn’t match up, the 4 bedroom 2 bathroom will seem like a disappointment. This is definitely the first step to buying a home! We have excellent people that we can refer you to for this, or feel free to contact your bank or a trusted mortgage broker.
Next up is the offer. For buying a new home there are a few different documents to sign (Guarantee Contract, Purchase Contract, Inclusions/Plan List and Deposit Receipt). We will sit down with you and go through all the details, finalize the price (depending if you decide to make any changes) and then initial and sign the documents. Once this is all done we will send out the document for final financing approval. Once that is received we can start building your house!!
Finally, there is delivery. Once your home is completed we will walk through it together, making sure everything is completed. Usually this happens about a week or two before you get your keys, giving us the time to put the final touches on your house. Then on your delivery date, we will all meet at the notary to finalize the paperwork, and officially make it your home!
